M = P × [ r(1 + r)^n / ((1 + r)^n – 1) ]
Where:
M = Total monthly mortgage payment (principal + interest)
P = Principal loan amount (the amount you borrow)
r = Monthly interest rate (annual rate ÷ 12)
n = Total no. of monthly payments (loan term in years × 12)
Example:
For a 30-year loan at 4% interest on $250,000:
P = $250,000
r = 0.04 ÷ 12 = 0.00333
n = 30 × 12 = 360
